The sale of your home commences with our initial meeting as we establish your goals. We believe that only a bespoke approach will achieve the best outcome for your objectives. Each step is described in Bespoke and summarised below:

  • Understanding and formulation of marketing and pricing goals.
  • Assessment of home presentation and staging.
  • Preparation for home presentation and staging.
  • Photography session with Home Stager, Professional Photographer, 360 Photographer, and Drone Photographer to capture the beauty and characteristics of your home. (If necessary, they'll return at another time when light conditions are better.)
  • Review and approval of all multimedia content.
  • Design and publication of home branding and bespoke brochures, plus any other physical marketing materials.
  • Design and preparation of the bespoke selling board.

With that in mind, the first picture shown should trigger the interest, the desire, and emotions to drive the viewer into exploring your home further. Each piece of multimedia content must convey the essence, as well as the features of your home, to provide a natural insight into a beautiful, elegant and yet, simple lifestyle.

We don't believe in rushing the sales process. It's better to get this stage right before presenting your home to the market.

At this time you can expect:

  • Presentation of all marketing ideas and timeline of execution

The collection of multimedia content and the design of the whole marketing arsenal favours a thoughtful and patient process. This will typically take between two and three weeks. Production will include:

  • Bespoke board erected
  • Multimedia content published on our website
  • Marketing tools put into action
  • Multimedia content published on Rightmove

Publishing to Rightmove should ideally happen on a Thursday afternoon, or Friday morning at the latest. The process that follows is tailor-made for each property, but we’d advise running a busy marketing campaign for a minimum of one week before starting the phase of home viewings.

We conduct and supervise all home viewings, typically advising the vendors to leave us in charge of the house during the first viewings.

We would typically arrive an hour earlier for the right preparation.

Each viewing slot lasts between 45 and 60 minutes, and we'd aim for a minimum of 5 viewings for the launch day.

Depending on the number of viewings and the interest during the first week of viewings, we'd then advise on the best strategy to facilitate a sale.

Even when the sale is agreed our mission is not finished. The sale progression will be the responsibility of both your personal “marketing consultant” and our “home concierge”.
