Welcome home!

They say that you know in the first few minutes if a house is to become your home…This quirky and charming little cottage is very likely to woo you the first instant you step in through the front door. In many homes, the living room is considered the essential space to judge if it is fits your lifestyle and this is no exception as you will find great synergy between a large modern but rustic kitchen, the sitting room and the conservatory, not forgetting the warmer month where the decking-patio will offer you extra space to enjoy dinner al Fresco maybe or a nice relaxing evening under the stars. The wooden beans throughout certainly contribute to a feeling of traditional warmth that new builds just never can match. This property has got character as well as charm. Maybe “she” will choose you too?

It has a front bedroom downstairs but it could so easily be a smaller sitting room, a dining room or even an office.

Ascend upstairs

Retire upstairs into your own quarters, pass the landing and you will find a long bedroom with equal charm, wooden beams and plenty of storage under the eaves.

Step outside

The garden is deceptively long ( about 100ft) and very well presented with a practical decking complimenting your conservatory, a lawned section leading onto the back of the garden with a log cabin and various storage units,  not forgetting many spots to relax or enjoy the daily sun.

To the front of the property you will not fail to appreciate your own paved driveway while there is also plenty of on street parking for your guests.

Property Options

Kirby-le-soken is a small village situated between the Hamford natural reserve and the East Sunshine Coast of Frinton-on-sea and Walton-on-the-Naze.  There is much to explore whether you like long walk around a natural reserve or the proximity of stunning sandy beaches. Amenities and pubs available within the village and of course plenty of shopping options between nearby Frinton or Walton.

The Walton Backwaters were one of Arthur Ransome’s favourite places to visit on his yacht which are famously depicted in his 1930s book “Secret Water”. Unlike Ransome’s earlier Swallows and Amazons adventure stories;these two books are based on actual places. The map inside “SecretWaters” is very similar to the 1930s chart of the Walton Backwaters and is still fairly recognisable today. On today’s Walton Blackwater you may take a boat ride and appreciate this untouched wilderness so popular with local seals and so many varieties of birds.
