Welcome home!
Charming Grade II listed property from 1740 within a quiet village location, you will fall under its many charms as you step through the front door and explore what the outside world cannot see.  The Front part of the property displays all the signs of a period cottage with exposed wooden beams and lowers ceilings, from the entrance hall to the left enter the first reception room via double doors. This living room exudes peace and tranquility, take a seat, gaze at the dancing flames from the wood burning stove and maybe listen to your favourite music while admiring the period timber of the beams around you.  It is believed that the round vertical beam has come from a Dutch Barge which was impounded at Hythe for not paying its taxes, it is not amazing to think how old that tree must be and where it came from?
The adjacent dining room is from a more recent extension to the building but has been designed to offer quite an open space with the front living room, it also links the charms of that period property while offering views onto the outside swimming pool and that magnificent garden. You will find a snug room to the right of the dining room which is currently used as a second lounge room with view and access to the pool area.

Returning to the drawing room you will notice a door to the right of the fireplace – an approach to the kitchen/breakfast room on the right with a brick and open-studwork divide opposite into the fourth reception room – the study.

The kitchen/breakfast room has been tailor designed by Nicholas Anthony to give you that cottage atmosphere while offering you all the niceties of a modern kitchen. It features a Rangemaster Professional, a Nef integrated dishwasher and a large fridge. You will also appreciate an equally well designed utility room for all the extra storage space and the logical location for the washing machine, a condenser dryer, another fridge and even the gas boiler.

To the right of the kitchen is an inner lobby leading to the conservatory and which is particularly pleasant in the spring, summer and autumn as more time will be enjoyed outside.

Ascend upstairs

From the entrance hall, the stairs will lead you to the four double bedrooms and Bathrooms. The master bedroom suite is ideally located to the rear with a magnificent view of the grounds, it offers the comfort of an en-suite bathroom and your own dressing room.  The further three bedrooms are of double size and share the large family bathroom at the end of the corridor.  This home is sympathetically styled for this type of property.

Step outside

The landscaped garden is an absolute delight with so much to offer all year round with of course, that magnificent heated swimming pool but also paved terracing all round with many spots for Sunday lunches or alfresco dining, closer to the pool or closer to the house.  The large Koi carp pond brings that extra sense of serenity that Fish lovers would appreciate.  Beyond the paved pool area, you will find a large lawn with displays of flowers, shrubs and trees leading to the rear of the garden.

Situated at the rear of the garden is an outbuilding designed with two separate rooms offering a multitude of use as it is semi-sound proofed, fully powered, heated and with internet. It would be a great office space or even the possibility of a bedroom annexe. It is currently a great spot to relax in the adjacent hot tub, admire the sunset while listening to music.

Property Options

Layer-de-la-Haye is a small village dating back to Saxon times. It is only 4 miles from Colchester but has kept a sense of tranquility away from the housing projects surrounding the city.  6 miles away from Marks Tey train station and 7 miles away from Mersea Island.  This village location offers the best of both worlds as it is rural but never far from “civilisation” or the beautiful beaches nearby.

Walking distance from the village primary school but also the pleasure of having two local pubs: “The layer Fox” and “The Donkey&Buskins”.  The property is also located one field away from the well known “Layer pit” which is one of the largest Carp fishing lake in the country with the famous Abberton Reservoir nature reserve behind it.  A number of sporting facilities are minutes away by car with the Bannatynes Health Spa at Clarice House and the Birch Grove Golf club nearby. If you like bird watching, the Fringinhoe nature reserve is almost at your doorstep while a visit to Colchester Zoo is a must for the whole family.
